Land Development Manager

Our client is a successful specialist residential house builder. The business is part of a larger property development Group.
Reporting to the Regional Director this exciting new role as Land Manager will be responsible for identifying development opportunities across the region. They will use their contacts within local authority planning departments, the legal fraternity, architectural practices and the wider land-owning communities to identify potential immediate and strategic residential development sites for the company.
The successful candidate will work as part of a highly skilled and experienced team and will have genuine autonomy. He/she will be based out of the Bristol offices. They will use their knowledge of the region and accrued development experience in order to compile, present (and ultimately win) new schemes.
There will be considerable support from the other members of the team as well as from other Group colleagues when required. It is expected that this individual will be able to help develop bids from scratch, be pivotal in the management of the bid process and be a key contributor in its presentation and ultimate success.
The role will be about forging and developing successful relationships - internally with respective colleagues, but also externally with business partners. The role will involve staying ahead of the competition by being proactively involved in creating new opportunities. They will have a proven ability to manage the development process (able to co-ordinate team members and external stake-holders alike). They must also ensure that new development schemes fall within the financial and other constraints as laid out in the company Business Plan.
Key tasks will include:
To manage and have full care and control of individual projects - linking with and co-ordinating all other departments as required agreeing the schemes’ designs specification and technical contents
To ensure that individual projects achieve the company’s objectives with regards to financial performance levels
To continue to develop the profile across the Region and to seek new sites and business opportunities
To co-ordinate internal and external departments/consultants to conclude in a satisfactory contractual arrangement overseeing the planning process and a subsequently successful handover to the construction team
To produce the required information for successful adjudication/authorisation (funding packs, acquisition packs and other reports as required)
To keep abreast of market trends, delivering constraints and apply an innovative approach to all aspects of the role
Successful candidates will be able to draw upon previous experience of setting up development schemes and acquisition of land as a key part in this. They will have a background in residential house building. Candidates are likely to have qualifications in Surveying and/or Town Planning, although appropriate experience is more important than qualifications.
